Creating an Account and Registration

Follow these steps to successfully register with GovEase for upcoming Indiana Mortgage Foreclosure Sheriff Sales. For any auction please take time to read over everything on the registration page. Auction details may change from auction to auction, so please refer to registration page.

If you already have an account with GovEase, there is no need to create another account. However, you will have to electronically sign all the required documents and upload any documents required.

First Time Registering? Follow These Steps:

1. Visit Govease.com.

2. Click Sign Up/Log In at the top right.

3. Click Sign Up.

4. Complete all fields that apply to you. Then proceed to auction registration.

5. Click on Register/Add Auctions.

6. Click on Register beside the auction you want to register for.

7. You must upload or e-sign each document required for registration for that auction.

8. Once the county has approved you, visit the My Registrations page to check your approval status and verify your total approved dollar amount.

9. Once it says Approved next to the county you signed up for, you are good to bid in that county when bidding begins.

Pre-bidding

Pre-bidding allows you to preset your max overbids ahead of time, and they will go into the live auction for you. Minimum Bidding increments may vary from county to county and will be shown on the registration page. Once pre-bidding begins and the county has approved you, you can begin placing your bids. *Note: Pre-bidding start date and time is located on the registration page. For Indiana Mortgage Foreclosure Sheriff Sales the Face Value amounts will not be shown until 1 week prior to the sale date.

Follow these steps to pre-bid before the auction goes live:

1. Log in and click on Auctions. Select the correct auction from the top drop-down menu.

2. Find the parcel or parcels you want to bid on and put in your Max Overbid, which is a proxy bid. 

3. Click Place Bid - you are putting in the max overbid amount here, not the total bid amount.

4. Verify your max overbid was placed. Your bid will display under the My Bid column along with the overbid percentage, highlighted in a green color or you can view the Bidder Bid Detail page under Reports to see pre-bid set.

Live Bidding and Reports

The Live Bidding page will be available when the live bidding begins for that specific auction. For upcoming auction times and dates, please check out the following link: Upcoming Auctions. Also, live bidding will continue until all parcels are auctioned off. This typically excludes weekends and holidays. For any auction please take time to read over everything on the registration page. If you already have a pre-bid set, those pre-bids will go into the live auction for you.

Follow these steps to bid during the live auction:

1. Log in and click on the Live Bidding tab

2. Wait for the parcel you want to bid on to come up for auction

3. Place your Max Overbid amount in the "Place Bid" box.

4. Another option is to add $1,000 to the current overbid amount with the "+$1,000 Quick Bid" button

4. View your screen to see if you are winning or if you have been outbid.

5. The total purchase amount would be the current winning overbid + the face value amount.

Reports

Reports You have three options under "Reports"

1.  Bidder Bid Detail: This would be a summary of the pre-bids you set before it goes live. 

2.  Bidder Purchase Detail: This would be a summary of all the parcels you won.

3.  Completed Auctions: This would be a summary of all parcels that have been auctioned off (only available for a short time after the auction).
